i'm reading about these terrible reviews ad bedbug problems from 2007 and 2008... I have lived on 91 Gordon st # 3 from sept 1 2009 to august 31 2010... i NEVER had bedbugs. across the hall in number 4, my neighbor also did not have bedbugs... The problem must have been dealt with before i moved in. the only issue i had with this apartment was the shower temperature was incredibly inconsistent and often scalded me. Samia seemed to me to be awesome. They all were really nice people and came very

quickly after i called and did their best to fix any and all problems.

I used it to leave in Apt. 3. Samia Companies are by far the most rude bunch I have ever spoken to. The lady answering the maintenance line used expletives (I know, cannot imagine). The three problems I had, none of them resolved prompting em to to move:
1) Mice - Unresolved
2) Maintenance
3) Heat (always cold)
Not surprised bed bugs started to crop up soon after I left.

Problems from Day 1

My experience with the Samia Companies:

I\'m renting a 3br 2 bath apartment in Allston Village for around 2100 a month.

1. Move in Day: sketchy guys moving out, left furniture in rooms. Place is disgusting. Nothing was cleaned. Place not ready until three days later. Paint needed, has not been painted in 10 years; not one wall had anything but holes or black scrapes from college boys.

2. Painters finally came a week later, painted all semigloss. Did poor job. Dripped all over floor and dried.

3. Toilet gasket blown; feces all over floor and into two bedrooms and hallway. Replaced two days later; they dried up the water but did not disinfect.

4. Refrigerator freezes everything, no matter of the setting. Non-english speaking staff refuse to replace. Some are Brazilian, but others are Hispanic. Speaking Spanish to them just makes them look at your, but they pretend they don\' tunderstand.

5. Heat was turned off after BU semester ended even though residents still present.

DO NOT RENT, I REPEAT, DO NOT RENT FROM THIS COMPANY. THEY ARE KNOWN TO THE CITY OF BOSTON AND TO THE COMMONWEALTH OF MASSACHUSETTS TO HAVE MANY INFRACTIONS AGAINST BUILDING AND HEALTH CODES. Stay away from rental agencies in Allston and rent from someone else instead. Stay in student housing if possible!

Samia is great!

I\'m currently living in a Samia residence in Allston. I love it. The place is great, maintainance is on top of their game, and management is prompt. Just yesterday, after a really cold night, my pilot light went out. I called and they had a guy down to fix the problem with in the hour.

I\'ve been reading a lot of negative feedback and just can\'t understand where it would be coming from. The Samia\'s are great and take care of their customers!

never rent apts with this company, not heat in winter storm

yesterday we\'re hit by the first storm this year. This company found all the cause to NOT turn the heat on. Everything you got from the maintenance line is \"they are working on it\", \" you should call the company tomorrow morning\" while you are suffering in a hell with 23 f midnight. Never rent anything from this company, they will trap you anything to save their cost, like the fuel. Also never trust the woman in the Linden Property Agency, I though it\'s their proxy.My place is in Allston, close to commonwealth ave and allston st.

great place to live.

background: I just moved from Cali, and was a little nervous coming to school in Boston. My parents chose Samia because the building had security.

Here is why I\'m posting. the other day my dishwasher broke and I opened a ticket on their website. I swear to god, they had a new one installed the following day! Really great service, I\'m super happy, and my dad isn\'t asking me every ten minutes about me being safe...

def. recommend these guys.

the saga is too long to recount in it\'s entirety, but here\'s the breakdown:
1. tenants only started packing the day we were supposed to move in
2. mice (with midnight fights in the kitchen)
3. black mold (pretty deadly stuff) covering the entire ceiling and most of the walls in the bathroom
4. animal droppings/food/fur
5. completely brain-dead or exceptionally wily property manager
6. holes in walls, holes in doors
7. samia employees (and on two very late night occasions, unidentified men) letting themselves in at will
oh, yes, and...
8. a widespread, serious bedbug infestation samia was WELL aware of

if anyone is looking to move into this building, be aware of these issues... the city of boston\'s public health department certainly is, and has several cases open against samia for this building alone.

NEVER rent from this company.

I rented 2 separate units under Samia in a period of 2 years. The first was a nice place, but management had no desire to fix its most major flaw - a disgusting and old bathroom that had no fewer than 3 plumbing breakages.

The second apartment was worse, and seemed like a bad idea just after the lease was signed. But the kicker was this: they didn\'t make us sign a security deposit, and I made the mistake of paying my August rent twice. And they wouldn\'t give it to me until the lease was up. This I accepted. A month after the lease ended, though, I had to walk in to the realty office after talking to answering machines all day on their phone line. They made me sign first, then handed me the check - for a third of the money I was due. They decided to use MY money to replace a door whose condition was constant through the entire tennancy. And to add miscellaneous cleaning charges at $35 an hour.

If you like your money where it is, in your posession, don\'t rent from them. Ever.

Maintenance gets on your nerve

If you, by any chance decide to move to any of the Samia apartments, be prepared to face a disgusting maintenance service. They will wait until the last minute before they turn on the heat, and by that time you\'ll definitely get sick. They will never send anyone to check the heat during the daytime, no matter how many time you request them. Then the evening service is one of the worst. The telephone answering service is very rude and makes you feel that they are favoring you unduly and that you are dumb. I had the bad luck to be in a situation when the apartment\'s overhead blower stopped working. No one bothered to come and check during day time. In the evening, I remember calling them six times, only to listen to their rude responses. It seems they have only one low-paid emergency worker, who will never show up when you really need it. It seems that emergency service is a farce and will be available only your apartment in on fire. BEWARE !

Awful maintainance

I would not recommend any apartment maintained by Samia Companies. The maintenance is fairly prompt but the work doesn\'t make much of a difference. The heat is awful. The entire building, from both inside the apartments and outside looks pretty shabby. You know how it is when things look clean but overall clumsy.

You will find lots of apartments with a better look and maintenance.

Bad Expereince from its managers

I recently moved in one of their units and found out that I was misled by the agent. I called in and explained my situation to one of managers working there, and she was extremely rude. After making me repeat around 3 times, she asked me \"What can I do for you?\"

When I apealed to her logic, she started aggravated and finally hung up on me.

I wish I would have known this site before I rented their unit.

A nightmare!

Do not rent from this company.
No heat for a month in the middle of the winter, bed bugs, terrible management. Had to stay elsewhere many times because the apt. was uninhabitable and was never reimbursed or let out of the lease. Very misleading realtor named John. Is in a decent area and seems fine at first but don\'t be fooled. They let themselves into your apt. all the time without notice and began showing our apt. more than a month before our lease was up (without notice). The apartments are cheap for a reason!

it used to be nice at the gardner property but they let the manager go and replaced her with someone new in the brighton office who has no personality at all, she is very rude when you call her, thats if she returns your calls which she usually does\'nt but thats normal for them. I used to live there but recently moved out because the property has gone down hill this year, they don\'t repair things and the outside is always dirty. would never rent from them again, its not worth the headaches

rediculous never again

gardner,ma where to begin, nothing ever works...maintenence people are friendly and pretty quick with service but thats about it. i often come home to rediculous letters posted on the doors about things that the company makes excuses for. for instance...as i am writing this, our pool which has served great use the last few years is being filled in with sand. yes sand, to make way for our new faboulous deck that will be built upon it. i dont know about anyone else but theres nothing id rather do on a 100 degree day than sit on a burning hot deck right about where our very cool refreshing pool used to be. why would they do this you ask? perhaps its because the first floor hallway ceiling flooded during the winter and basically fell down, leaving and entire open ceiling in the hallway for more than 2 months. the light fixtures were filled to the brim with water. fire hazard? you tell me. i think its because these apartments suck so bad theyre not making any money so theyre have to eliminate cost. well thats it for me, i just called them and told them i was moving out. good riddance

can\'t stand awful conditions anymore.

i\'ve lived in a 1 bedroom in allston for almost 4 years. i\'ve stayed because the rent was \"reasonalbe\" and the place is large. the kitchen was new when i moved in, but severely lacking in counter space. the only other good thing i can say about the place and samia companies is that they do preventative extermination every year. apparently this year it didn\'t work, however, because i\'ve recently found bed bugs in my apartment.

okay, over the past 4 years, i\'ve had:
a leak in my bedroom ceiling that they wouldn\'t come fix for over 2 days.
a leak in the bathroom ceiling causing the room to flood. i had to mop that up and take care of it myself for over 24 hours.
every february the water heater backs up and spits hot water out of the kitchen radiator, flooding the kitchen and causing me to deal with it for a day or 2 until someone finally comes to \"fix\" it. the fix is always \"just leave the valve open\".
my apartment broken into and valuables stolen due to them not coming to fix my windows which cannot lock.

in addition to all this, the entire apartment is on one circuit, meaning that you cannot run any 2 appliances (air conditioner, microwave, hair dryer, etc.) at the same time. the walls are cracked, and have merely been painted over a million times. they do not care who rents from them, and as a result there are often 2 bedroom apartments in my building occupied by 5 or so people. they never return phone calls. they never answer the phone to begin with.

they sent me an eviction notice one month, saying that i didn\'t pay the rent. when i called them back and FINALLY got someone on the phone, i told them not only did i send a check, but they actually cashed it already. after an hour, i was told they misfiled it. no apology whatsoever.

even their maintenance people (who are very nice) do not like the management and complain that they have so much to do because samia does NOT take care of their apartments.

this company, and their rentals, are horrible. stay far away. and hopefully you won\'t end your lease with them by getting bed bugs!

Not a happy Tenant!

I rented from their canton complex in April 2006. I signed a lease with them not knowing what I would be in for. A few months after moving in, the bathroom toilet in the unit above broke. I had a massive leak in my bathroom and it was a mess! I tried callin maintenance several times early in the morning, with several messages, but they didn\'t show up until hours later. I did all the cleaning and draining of the water everywhere and on the carpeting. It took them almost two whole weeks before they came back and repaired the tiling and exhaust fan! (That was after I threatened to report them to Public Health and not pay rent). I also had another incident with cable issues. My roommate and I wanted cable installed into our rooms, but we needed maintenance just to give the verbal \"ok\" to the cable contractor, and the woman on the phone refused to page maintenance because it wasn\'t an \"urgent\" matter and that I had to wait until Monday, all while the contractor was standing there waiting. Everytime I try to contact Management they seem to be receptive on the telephone, but it takes them weeks to respond to anything you ask of them. I think Maintenance does a good job, its the management that has poor communication. Maintenance did fix everything that was needed. I was happy with their service.I also think there may be an issue with bugs. I have been bitten twice by something in a span over 3 months and had been put on anti-biotics because of it. This has never happened anywhere else I have lived (even in college!)I am certainly cautious about where I chose to live next time.Pros: the price was decent for the location. There is lots of parking and its was a quiet area.The train station is a 5 minute walk, didn\'t complain when my rent was a few days late.

Deceptive business and rude management.

Make no mistake about it, these people will give you hell if you sign a lease with them. First, they post up an ad that reads that you can park in the streets. Then they never mention to you that there is a parking ban in Andover, Massachusetts in the months December, January, February and March. If you call them and talk to them, they sound like they want you to go away. You leave them messages requesting help, they don\'t return the phone calls. Do yourself a favor and do not rent from these people. They will use the signed 1-year lease to give you hell. Maintenance is somewhat responsive. It\'s the management office in Brighton that is a bunch of knuckleheads. Don\'t be deceived by the cheap rent they offer you. In the long run it\'s better to dish out a few extra bucks to get good service. I don\'t think it can get any worst.

Important: There is a parking ban in the city of Andover, MA in the months of November, December, January, February and March from 1am to 6am.

CONS: Rude management people, deceptive business,

Bad

Very unorganized, have lost 3 checks for rent over the past year. Said checks bounced that were never presented to my account. Maintenance people don\'t speak english. The apartment looked fine when I moved in, but since they are cheap with materials the new carpets are pulling up from the floor and paint is chipping. Leaks around the kitchen sink have caused the wooden drawers to rot. The sink was fixed, after 1 month of calling, but made no attempt to replace the damaged drawers (which are coming apart now).Maintenance people just let themselves in the apartment, even when you\'ve not called for a problem, and your not home. One month after I moved in the pipes for the unit above leaked then broke, causing a deluge in my bathroom. It was fixed promptly, but the maintenance people left one hell of a rusty mess in the bathroom, and a rotted pipe on my porch. The building is soo old, fuses blow all the time. Though the rent is reasonable, it\'s not worth the hassle. Rude and unorganized. You\'d be better off renting something a couple hundred more a month.

PROS: cheap rent
CONS: crap units, bad tenant relations

lived there over 3 years

Been there 3 years, $1050 big 1BR. Wood floors are beautiful. Kitchen, outdated but we added shelves & made the iron-board closet into a pantry. NO BUGS, even when others had bedbugs. They spray between 2 & 6 times a year. Cats are OK.

Beware, lots of power issues in these buildings b/c they\'re so old. That means, my (new) fridge never gets below 40. It killed my UPS (surge protector w/ backup) for my computer. No microwave & air conditioner at the same time. Generous sink, decent counter space. Gas stove, no hood/vent. Great windows, double paned, did NOT skimp here. The apts: various condition from one to the next in terms of modern amenities.

Get one that\'s been cleaned, repainted, prepped adequately. Many tenants are really dirty & if they don\'t come in to clean, that\'s what you\'ll walk into. You\'ll see what I mean if you take a tour of some apts coming up for rent.

Noise can be a problem.

Effectiveness of mngmt? \'had a neighbor evicted due to noise & dead trees cut over our parking lot, where I rent a space at a fair rate. It took letters, photos, recordings...meeting in person w/ mngmt...months of follow up, but it worked.

Bad? Noisy college town, lots of (illegal) subletting = people not caring about the community, huge safety issues w/ people breaking in. Drunk people passed out in the foyer, people leave their trash outside their door-

Maintenance: some nice, some jerks. Most speak Portuguese fluently, & almost exclusively. The answering service, total waste. Call back during business hours & talk to a person. (Same w/ mngmt, but good luck getting a call back) Most repairs are done w/ poor quality. IE painting OVER peeling paint.

Very late in our rent once by total accident, & we never got fined.

They respond, it\'s affordable, sunny, spacious, sometimes the tenants are great. Usually only angry people write reviews, so you\'ll most often see negative ones. So far 5 reviews, not too bad.

PROS: Cheap, clean, spacious 1 BR
CONS: Pulling teeth to get management to act, quality of maintenance service

I have trouble imagining how the mgmt could be any worse...

I\'m sure it could be worse, I just have to strain to think of how. They seem totally apathetic towards everything; phone calls are returned days later, regardless of urgency; and they seem only willing to spend the bare minimum necessary to upkeep their units. Example: they put one washer & one drier in our building about a week ago. There is only one of each, they cost more than the nearby laundromat, there is no change machine in the building, & the washer is often broken. I think they bought these machines just so they could list that under their apt features, not because they actually intended for anyone to use them.

The one thing I will say is they do at least price their units less than most of the competition, so it is possible to get a bargain as long as your apt is already in good state & you can stomache the mgmt.

PROS: Relatively cheap
CONS: Management...

Awful management!!!

Do NOT rent from Samia Company. They are awful!!! My apartment is cute and maintenance responds quickly, but the property managers are horrible. They never return phone calls, they don\'t listen to your complaints, and they are rude. It\'s always one thing after another with them. You get eviction notices without doing anything wrong, and it takes several days before they call you back...at which time one person tells you everything is fine and another is drawing up another eviction notice. There is very poor communication among the different employees. Save yourself the hassle and aggrevation.

PROS: Maintenance
CONS: Property managers...everything about them

Forest Hills Complex in JP

I\'ve lived there for 3 years. The maintenance is 24/7 which is great, but the guys are hostile and verbally abusive over the phone. Be ready to assert yourself and ingore their nasty remarks. They will do job in timely matter, whatever it is. Samia Co employees are useless, and that\'s putting it nicely. They do not communicate with each other so one told us we owed them money and the other sent us notice that they owed us money. It was very unpleasant experience completely generated by Samia. It had nothing to do with us really and led to several eviction notices for failure to pay this \'debt\' that they made up. They also charged us for previous tenant\'s parking, $150. We paid to get them to stop sending us eviction notices. Never got a refund of that money.

PROS: rent is cheap, repairs were effective
CONS: hostility was annoying, incompentence of employees was frustrating.

They are not a good realty company

I moved into my new apartment in septmber 2005. It has been leaking in my room due to the rain and a hole in the roof of the complex. They kept replacing my ceiling tiles every week instead of fixing the roof. Eventually they told me they fixed the roof but there was still a leak. It was not until I complained that I couldn\'t physically sleep in my bed because it was soaked and live in my apartment that they said they would send roofers out. The roofers are still coming out \"hopefully in the next week\". In the meantime I brought this up with their property manager who told me \"life was unfair\" and when I asked for reimbursment for that month\'s rent due to their negligence and my $400 in soaked musical equipment. she told me that if my car brokedown I would still have to make payments. Renting from them was the worst mistake I have ever made. They don\'t care about their tenents basic living conditions.

PROS: there are none.
CONS: disgusting living conditions

Digging a hole

The Samia Companies have many buildings in Boston, especially the Allston/Brighton area where many students live. They do not take care of their buildings, and have been sued multiple times in the past few years. It is not uncommon to see protesters outside their Brighton headquarters. While they keep the rents at the same levels as the neighborhood demands, the apartments need excessive cleaning before being able to move in. It is hard to get the security deposit back, but it is not clear what they do with it as the building practically needs to be condemned before they fix anything. Not recommended..

I moved and lived on 91 Gordon street apartment 4 in Brighton MA for a year without a problem. I have not ever had any problems with bedgugs proir to moving into this building. In august 2007, my aparment became infested. After being questioned and blamed for the infestation The Samia Company has began exterminating. However, after three treaments I am still finding bedbugs in my home. Don\'t move into this building it has a seroius bed bug problem.
