SpAce Residential purchased this building in August of 2009. We are in the process of completely renovating this apartment building. After we purchased the structure, we immediately had all suspect units treated, and since then there have been NO reports of bed bugs. We also reside at the building while the renovation is happening. We stay on top of this issue!

The common areas have all been completely renovated with new paint, rubber flooring and carpeting.

Several of the units hav

e been completely renovated to date. All soft surfaces (carpet and drapes) have been removed in these units, and they have been replaced with hard wood, stained concrete, natural stone and blinds. All baseboard in the renovated units has been replaced. All of the plumbing fixtures and appliances are new.

I am not sure of the identity of "not cool", but I invite them to come by and see all of the improvements to the building. We're very proud of all of the hard work we've put into this structure. "not cool" does not live here, and they obviously did not know that building was sold to new owners in August of 2009. The information that they provided in December of 2009 was simply not accurate. Perhaps they held a grudge against the previous owner?

This building was neglected for many years. As the new owners, we stay on top of all issues concerning this structure!

Never move into this building I thought it was a good deal but the time and money dealing with these bed bugs was definitely a nightmare and not worth it. I went to the doctor to figure out the bites or rash and thats when we found out about bed bugs. I thought the bed bugs were bad. Management had absolutely no sympathy. We made several attempts to work something out with them wrote several letters explaining the third time was the charm and explaining how difficult it was to sleep there anym

ore. We were asking to be let out. We didn't think it would be much of a problem because we were month to month but they insisted on making it as difficult as possible. We had them come back 3 times in 6 months totally disgusting and several other units in the building and the building next door owned by the same people had them over and over. I know this because I would run into them throwing the mattresses out at the dumpsters and they would tell me about all the trouble they were having. After the health department got involved they were forced to do something and decided to spray poison all over my stuff when I wasn't home and without my consent. And when you have a pet that is very difficult to deal with. Needless to say I couldn't be more disappointed. I have kept in touch with some of the other tenants in the same situation and were trying to get out of there even after I left they are very much still there.

Currently there are no instances of bed bugs at this building, and management would be happy to have their pest control company confirm that. This is not to say that this building, nor any other building in Denver, is not prone to the possibility of a future infestation. Bed bugs are in fact an ongoing concern in Denver, as well as many other metropolitan areas, and the best defense against them is persistence by the landlord to treat the issues, as well as cooperation by the tenants to prepar

e their apartments for the treatments per the guidelines of the exterminator. Anyone familiar with the treatment and control of bed bugs will tell you that a cessation of symptoms after a treatment does not guarantee the complete erradication of the pests, just as a recurrence of them does not necessarily indicate an incomplete treatment of a previous occurrence.

The tenant mentioned above did indeed have the issues stated (fleas excepted), and the apartment is being treated regularly- it is not the policy of management to evict someone (especially not a senior living on a restricted income, as is the case with the aforementioned tenant) on the basis of having pests, provided that the situation is under control.

While, as with a large number of buildings in the Denver area, this address has been affected by bed bugs, it has also been the victim of libelous tenants who have become frustrated by not receiving any financial compensation for perceived damages due to bed bugs, even after their own admission of fault in bringing them into the building. Buildings do not get bed bugs- tenants do, and the best that any landlord/owner can do is treat the issue as it arises, and as it is communicated to the landlord (this is often a major problem in apartment buildings, people may not bring issues to the management as they may be embarrassed about them, or, in the case of the above mentioned tenant, they are unaware of the issue because they may have a somewhat limited mental capacity as a result of old age or injury or other condition.)

Spreading slander is not an effective way to control this nuisance of bed bugs- education, persistence, and cooperation are the best way to overcome this growing problem, as is honesty from both sides (tenant & landlord), rather than allowing fear & stigma to influence people's actions.

There is a tenant in this building that has bed bugs so bad that they crawl all over him in broad daylight. His apartment is a haven for roaches, fleas, and every other kind of pest you can find. This tenant is not being evicted or even forced to take care of this problem. Be advised that even if you don't have them you will eventually.
