from amy 2012 till we got thrown out oct 2012 we lived in York house on the 14 floor . shortly after we moved in the bugs appeared , aver several sprayings the bugs still were not gone . Tracy ( the prperty manager refused to return our numerous phone calls . The beginning of Sept a lease termination notice was slipped under our apartment door . She would not face us ever . Had we known there was a bed bug problem BEFORE we moved in ,we wud never have moved there in the first place . Th
e property manager and or the the maintence men donnot care at all about the tennants .
I live in the York, but know people in the Lancaster as well - Pembroke investments own both properties. I have too been silenced re: the whole bedbug situation, and was threatened when I got hit with bugs as well. Because both properties are being managed by the same management, company and even the same useless Maintenance (they cannot keep them - they have gone through about 6 of them in the past two years), stay away from both properties. In both buildings, both were hit by bedbugs. both
instances, they didnt tell all the tenants, and the ones that did found out - were threatened if they leaked it to the city or to anyone else. So far I don't have any - but there are so many other problems with leaks, heating not on proper in the winter, possible mold, and again nothing ever gets fixed properly. Stay away and warn others to stay away. I am out in a month - but I just want others to spread the word and be aware. don't give your hard earned money to this company from the states just so you can be belittled and ignored and also threatened.

If it says Chateau De Mont in the message that is fine that is one of their properties down in Missouri. The owners will get your message. This is information that the management at these buildings do not want you to know.

Avoid the two buildings being run by this company they run York House at 10030 114 ST NW and Lancaster House at 10025 115 ST NW.
The use the following names
Pembroke Investments or Northwest Properties
They will use the address of 103-10030 114 ST NW
and the phone number of 780-482-3345
Basically if you report anything such as a lack of heat in your unit or anything else that the management doesn't like they will simply hand you an evicition notice. They keep you in fear of reportin
g anything to them or anyone outside of the management such as Alberta Health.
This building is horribly run and the management does the least amount possible!
If you do report something to an agency outside of the management of this building they hand you an eviction notice.
They use fear and intimidation to keep the residents quiet. Avoid theae two buildings at all cost it isn't worth it.
Oh if you already live there and need to conact Joan Bendekovics (The building manager) her personal email address is email@example.com
I don’t know what kind of game these people are playing but I am sick of it. On November 15 2011
They brought the dog though my apartment searching for bed bugs. They did not find any in my apartment
at all. The dog never hit on anything and I was told that the bugs are on the floor above me.
Right now I am not working because I work construction and in the Winter time
It does slow down for us in the trades.
They then gave me
notification that they wanted to spray my apartment.
I have tried to explain to Joan that I have nowhere to go in multiple letters. I have no family
In Edmonton and Joan knows that I am originally from Ontario and I have NO one here except
Myself! I do NOT know anyone here in Edmonton where I could go while they are spraying.
I don’t know anyone else in Edmonton and have NO family here or anyone else! I am all
I was told that they were going to come in from 9:00 AM – 11:00 AM and then after that
I could not come in for 8 hours. So it would be 7:00 PM before I would be allowed
back in the apartment again.
I have sent letters on November 15, and November 16 2011 and today November 21 2011
stating that I had concerns about this and even offered them an alternative date of
December 17 to December 26 2011 because I was going to be away that time and that
they could have the whole apartment then and could do whatever they wanted while I
Yes they may want to get the bed bug issue under control but at the same time the management
cannot just throw some one out into the cold Alberta winter with nowhere to go! There
has to be some happy medium in between but the Landlord does not seem to see
it that way.
Obviously that was not good enough for the management at Yorkhouse because this morning
I get a notification slip saying that they were going to come in tomorrow to spray anyways.
Even though I explained to Joan that I have nowhere to go. So I reiterated this to Joan again
In a letter and she called me in the early afternoon. At which time she told me today that she
Was no longer dealing with Birch Fumigation anymore and that it was another fumigation
company that is coming in tomorrow and she told me to have the light switch covers
And everything pulled out from the wall.
So I called the Landlord Tenant Advisory Board here in Edmonton (Phone #: 780-496-5959
Fax #: 780-496-5859)
And what they told me to do was to go get a hotel and as well keep receipts for any meals
That I had while I was gone and ask for reimbursement from the expenses. I told her that
I knew my landlord and that the they would not reimburse me. She then said that
I could file an application though The Residential Tenancy Dispute Resolution Service
So I gave my landlord another letter today stating that if they wanted to come in still
Tomorrow to definitely let me know and that they could do that.
I walked down to the office and spoke with one of the other staff there who is
just as rude as Joan is. I do not know her name, but she does work for York House
and J.R. was also there as well who also works for Yorkhouse.
I handed them the letter and said that if they want to come in tomorrow that I will
get a hotel room for the time that they are fumigating and that I will ask for
reimbursement for all meals and for the hotel room. At that time they both said
that they will not reimburse me for the hotel room or meals or anything then I
said that I would apply to the The Residential Tenancy Dispute Resolution Service
At which time they said fine that if I didn’t want them in the unit that they will not
Be coming in tomorrow. I told them I have NEVER said that they were refused access
to the unit at all and then they said that they will not be coming in tomorrow.
So now they have changed things around and are trying to blame this all on me
And that everything is my fault because I have nowhere to go during the 10 hours
They want to boot me out of my residence into the cold Alberta winter.
I mean these land lords are just horrible! I want this on record with
The Residential Tenancy Dispute Resolution Service
That this is going on I want to know as well what action I can take against
This land lord since they are now not going to spray my unit and are telling
Me that if I get infected that it is going to be MY responsibility to clean it up
And that I would be paying all costs.
If this is going to be the case then I want to move out BEFORE these idiots
get me infected if they are refusing to spray my apartment now.
They won’t work with me in any way and refuse to come in while I am gone
That would be too easy I think these people just like to fight with people!
They won’t spray my apartment when I am gone and I think these people
are just looking to cause problems! I have had other issues with this
landlord before with not enough heat in the winter and problems pretty
well since I have moved in. I have had nothing but issues with this land lord
ever since I got in here over a year ago.
That is not fair what so ever. I have NEVER refused them access to the unit
what so ever.
These people are making it impossible to live here and are impossible to deal
Looks like I am not the only one that seems to be a bit mad at York House
After Goggling York House I found this about the apartment complex
And this was not setup by me. It was setup in 2004 long before I was
Even here in Edmonton
Looks like there has been a long running issue with bed bugs in this
Building too which I just found out.
I have lived in this building for many years now and I know of only one problem we have had with Bedbugs.
A tenant on the 14th floor, who I have seen dumpster diving, brought home some of these little critters. I spoke with our local health board about this situation and they were well aware of it. They said that the tenant was being uncooperative with them and building management (he was never ready to let the exterminator in), but they were working together to try to get into the suite to
clean up this problem.
And even though it states in our lease that tenant can be evicted for not allowing access to the suite for pest control or for causing an infestation of pests, the building owner was giving the tenant a chance before he was booted out.
In a follow up phone call the board of health said that the tenant finally complied with management and the problem was taken care of. And he was allowed to stay in the building.
If we are lucky he learned his lesson and wont be bringing home anything else that could bring along friends and cause that "nasty" feeling for the other residents. The only thing that should be condemned in this building is his suite.
We have been advised by management (Joan) to keep our mouth shut about the bed bug problem in this building. As far as we know the bugs are on most floors and Joan refuses to deal with it. Tennants are moving out and the new tennants are NOT being informed about not only the bed bug problem but also mice and cockroachs'. The end result of this is going to be condemming the entire building if not dealt with.
